Schedule it in late summer, before the daylight drops off. Two reasons drive that timing.

First, availability. Every commercial lighting crew in the Lowcountry gets slammed from mid-October through December. A repair that takes three days to schedule in August takes three weeks in November.

Second, weather. Bucket truck work in a Charleston August is hot but predictable. Late fall brings rain systems that push jobs back, and a lift cannot go up in high wind. Getting on the calendar early gives you room to reschedule without going dark.

Why do parking lot lights fail in Charleston faster?

Salt air. Coastal humidity carrying salt corrodes the electrical connections inside fixture housings, and it attacks the pole base hardware where moisture collects.

Metal halide and high pressure sodium fixtures suffer the most, since they run hot and cycle. Corrosion at the socket causes intermittent contact, which shows up as a light that flickers, then cycles on and off, then quits.

Charleston lots also deal with standing water more than inland properties. Pole bases sitting in water after a heavy rain corrode from the ground up, and by the time you see rust bleeding through the paint the anchor bolts underneath are usually worse.

Then there are the storms. A tropical system does not have to make landfall to push a pole out of plumb or drive water into a fixture that was already compromised.

What does a lighting service call actually include?

A proper service call starts with finding out why the light failed, which is more useful than swapping the lamp and driving away.

Typical scope covers a few things:

  • Testing voltage at the fixture and at the base to separate a lamp problem from a feed problem
  • Checking ballast or driver condition
  • Inspecting pole base anchor bolts and grout for corrosion
  • Cleaning and resealing the fixture housing and lens
  • Verifying photocell operation, since a bad photocell burns lamps all day and shortens their life dramatically

That last one gets skipped constantly. A photocell that has failed to close keeps the fixture running twenty four hours a day. You pay for the electricity, and the lamp dies in a third of its rated life.

Is it worth repairing old fixtures or replacing them?

Repair makes sense when the housing is sound and the failure is a component. Replacement makes sense when you are chasing the same fixture twice a year, or when the fixtures are metal halide.

Metal halide is the clear case. Those fixtures lose a large share of their output over their life, so a lot that met code when it was built can be well under it by year eight even with every lamp working. A 400 watt metal halide fixture draws around 460 watts with the ballast. An LED that produces comparable light on the pavement draws roughly 150.

Across twenty poles running about 4,200 hours a year, that gap is real money on the electric bill, and it repeats every year.

Documentation matters here as much as the lighting itself. A property that can show a maintenance record, a light level survey, and prompt repair of reported outages sits in a very different position than one where the outage had been reported twice and nothing happened.

Most commercial insurers will ask about this after a claim. A few will ask before renewal.

Practical baseline: general parking areas usually target around one footcandle average with a reasonable uniformity ratio, with brighter levels at entrances and pedestrian crossings. Local ordinances and your insurer may set specifics, so it pays to know your numbers rather than guessing from how it looks to your eye.

Dark lots also affect business in ways nobody puts in a report. Evening traffic drops at retail centers with poor lighting. Tenants notice. Renewals get harder.
