Sticker shock is the normal first reaction to an LED conversion quote. A mid-size shopping center with eighteen pole lights and a lit monument sign can come back somewhere north of $30,000, and the instinct is to assume the number has been padded.
Usually it has not. The useful question is what that money buys back, and how quickly.
Sign service and installation work splits into two camps: the things you fix because they broke, and the things you change because the math says so. LED retrofits sit in the second camp, which means the decision comes down to numbers you can actually run yourself.
What does an LED retrofit cost?
Cost depends on whether you are retrofitting the existing housings or replacing whole fixtures, and the gap between those two is wide.
Labor is a big slice of the overall cost, because most of it happens from a bucket truck. That is also why doing everything in one mobilization costs less per fixture than doing it in three visits over two years.
Sign cabinets are the ones people forget. A double-faced cabinet running twelve fluorescent lamps burns power every night and needs relamping every couple of years, and each relamp is a service call.
How fast does an LED retrofit pay for itself?
Most commercial LED retrofits in this area pay back in two to four years, with parking lot lighting on the faster end and interior work on the slower end.
Here is the arithmetic on a single pole light, which you can scale to your own property.
A 400 watt metal halide fixture pulls about 460 watts including ballast losses. An LED replacement producing similar light on the pavement runs about 150 watts. That is 310 watts saved. Commercial lighting in the Lowcountry typically runs about 4,200 hours a year on a photocell.
310 watts times 4,200 hours is roughly 1,300 kilowatt hours per fixture per year. At around 12 cents, that is about $156 a year per pole. Twenty poles gets you to $3,100 a year.
Then add what you stop spending on maintenance. Metal halide lamps get replaced every two to three years, and a lamp plus a bucket truck visit runs $150 to $250 per pole. Spread across the fleet that is another $1,200 to $2,000 a year that disappears.
So a $28,000 job saving $4,500 annually pays back in a bit over six years on paper. Bundle the work so the truck comes once, catch a utility rebate, and that number usually lands closer to four.
Are there rebates for commercial LED upgrades?
Utility rebate programs for commercial lighting exist in South Carolina, and they change year to year, so the amount available when you budget may not be the amount available when you install.
Programs generally work one of two ways. Prescriptive rebates pay a fixed amount per fixture for products on an approved list. Custom rebates calculate a payment based on measured energy savings, which suits larger or unusual projects.
Two things matter procedurally. Applications frequently have to be approved before the work starts, so signing a contract first can disqualify you. And funding pools run out, sometimes well before the end of the year.
Worth checking your depreciation options with your accountant too. Certain commercial lighting improvements qualify for accelerated treatment, which changes the after-tax picture meaningfully on a large project.
Does LED lighting look worse than what I have now?
Modern commercial LED renders color better than the metal halide or high pressure sodium it replaces, and the reason people think otherwise usually comes down to a bad color temperature choice on an early project.
Color temperature drives the whole impression. 3000K reads warm and works well for hospitality, dining, and residential-adjacent properties. 4000K is neutral and suits most retail and office parking. 5000K is cold and bright, appropriate for industrial yards and less appropriate for a restaurant patio.
Plenty of the harsh LED lots you have driven past are 5000K fixtures installed where 4000K belonged.
Light distribution matters just as much. LED optics are directional, which means light goes where you aim it instead of scattering. Done right, that gives you better uniformity across the pavement and less spill onto neighboring property. Done carelessly, you get bright pools with dark gaps between poles.
For signage, LED brings a practical bonus. Individual modules can be replaced without pulling the whole face, and the lighting stays even across the cabinet as it ages rather than developing the dim patches fluorescent tubes leave behind.
One caution. Cheap LED products are everywhere, and the difference between a quality fixture and a bargain one shows up in year three, not year one. Drivers fail. Output drops faster than the spec sheet promised. Warranty support turns out to be an email address that stopped working.
